The plan is situated on plots E6 and E7 of the Wetering Noord business park in Utrecht. These plots have each been given their own access: one for staff and one for loading and unloading lorries. The parking spaces are located as far back as possible on the site.
The built volume is oriented towards the side of the green waterfront, a monumental farm and the Kromme Wetering and makes the best possible use of the permitted building percentage of 70% and the maximum building height of 12 m.
The building was emphatically conceived as a single volume, functionally divided up into a 12-metre-high concourse of ca 5,000 m², and entrance hall and two two-storey offices of in total ca 2,000 m². Offices, entrance hall and commercial space are linked with each other to guarantee the greatest possible flexibility in the lay-out and they can accommodate more users, if necessary. All the components are organized using a measurement system of 5400 x 14400 mm.
The entrance area for staff and visitors consists of a green paved lay-out outside that is continued into the lobby. In this way the outside has a relationship with the inside. An individual environment is created so that external factors from neighbouring properties play a less important role in the spatial quality of the building's own site. It is possible that the mezzanine floor in the hall will be given the function of canteen or exhibition space, with a view of the farm and the Kromme Wetering.
